Rules Of Negotiating New Construction
Thinking about buying new construction on Hilton Head Island or in Bluffton, SC? There are many home builders in the area, DR Horton, Village Park Homes, and K Hovnanian are a few of the best. They can have some great deals and build pretty nice homes.
There are a few things you should know before purchasing a new construction home:
1] Never purchase through an agent that works for the builder! Just like all listing agents, whether they work for a builder or a seller of a resale home, the listing agent's primary obligation is to get the seller the most money for their property. They have signed an agreement with the seller to do just that and the buyer always comes last when working with the listing agent.
2] A builder will tell you they don't negotiate. While this may very rarely be the case on the list price, there are many other things you can ask for like, appliances, closing costs, upgrades in the home, and more. If you can think it, we can try to negotiate it.
3] Most builders ask for a 10% Earnest Deposit. They are requesting, give them less to protect your money.
4] While a "Home Sale Contingency" may be hard to get when dealing with a resale home, most builders are quick to accept this contingency in a contract. This could very well save you from losing your earnest deposit.
5] The best time to negotiate is at the end of a quarter. Go after the "Ready To Move In" homes. You can save a ton of money!
